SHOULD AN INSPECTOR BE LICENSED?
Texas Home Inspectors are regulated by the "Texas Real Estate Commission" (TREC). Home inspectors should be licensed as:
1.An Apprentice,
2.Licensed Inspector or
3.Professional Inspector.
Each requires more education, experience
and continued education.

In addition, some Professional Inspectors have been sanctioned by the TREC as Training Sponsers for other inspectors. It is to YOUR ADVANTAGE to use a full
time Professional Inspector.
Other inspections are regulated by different agencies. Example: Septic inspections are regulated by the "Tx. Commission on Environmental Quality". (TCEQ) Insurability inspections are regulated by the "Tx. Dept. of Insurance". (TDI). FHA /VA Inspections are regulated by HUD/VA
Pest control Is regulated by the Tx. Structural Pest Control Board

SHOULD I USE A PROFESSIONAL ENGINEER OR A PROFESSIONAL INSPECTOR?
It depends on their qualifications vs. your needs.
Most engineers specialize in the field of their discipline and are generally very knowledgeable therein. They are not required to have continued education, knowledge & experience in all codes regarding home & commercial inspections.

Most Professional Inspectors do not have engineering experience. They are required to maintain the standards as set by the TREC regarding all facets of Real Estate Code Inspections. Plus the requirements of other governing bodies they are licensed or certified under.

The best solution is to utilize someone who is best qualified to service your requirements.
SO DON'T ASSUME. "QUALIFY YOUR INSPECTOR"

HOW MUCH DOES THE INSPECTION COST ?
This is one area where you do not want to nickel and dime. A well-established, full time professional
inspector is going to be at the high end of the spectrum.

HOW LONG DOES AN INSPECTION TAKE & SHOULD I BE THERE?
You should be present so the inspector may show & explain the issues to you.
A thorough inspection should take approx. 2 man hours.
Ask how long the inspection will take. If the inspection takes less than two man hours, FIND ANOTHER INSPECTOR. Ref. Tx. Home Inspection Assoc.
ARE OTHER INSPECTIONS NEEDED?
You should check with your Insurance Agent & Lender to see if special inspections are required.
Example: Some older homes or homes with a past claim may require a VIP inspection. Windstorm and hail insurance may require a WPI-8. Septic inspections require a TCEQ certification.
